The Homebuyer Report, or ‘Level 2’ report, is our most popular type of survey and is suited to most traditionally constructed houses, apartments and bungalows which are in reasonable condition.
Our Homebuyer Reports provide you with clear and thorough information on the internal and external condition of a property. We use an easy to follow traffic light system which provides each element of the property with either a Green, Amber or Red rating depending on the urgency of the repairs required to help you make informed decisions.

For an additional fee, we can provide you with a current Market Valuation of your property. We will provide you with a professional opinion on your agreed purchase price to help you make an informed decision. Any Market Valuation we provide comes with a Reinstatement Cost.
A Reinstatement Cost is the estimated cost of rebuilding an average home of the type and style inspected to its existing standard, using modern materials and techniques, and by acting in line with current Building Regulations and other legal requirements.
This includes the cost of rebuilding any garage, boundary or retaining walls and permanent outbuildings, and clearing the site. It also includes professional fees but does not include VAT (except on fees).
The Reinstatement Cost helps you decide on the amount of buildings insurance cover you will need for the property.
If you are unsure about any aspect of the Level 2 Homebuyer Report or require further help and advice in relation to your purchase, we are happy to discuss the contents of the report with you after the survey. We do not charge any extra for this.
